Schematic Design
This phase establishes the initial design direction of the project. Plans, elevations, and sections are developed in response to the client brief and findings from the site analysis. A three-dimensional model is produced to communicate early concepts for building massing, program, form, and material character.

Design Development
Following approval of the schematic design, the project is advanced through additional refinement and coordination. The design is developed to support preliminary cost estimating and potential value engineering. Project consultants are engaged to improve pricing accuracy. This phase concludes with a coordinated drawing set prepared for submission to the town for review and approval.

Construction Documentation
During this phase, the design is translated into a complete set of detailed construction drawings and specifications. These documents are used for contractor bidding and construction and include coordinated wall sections, structural systems, and door and window details in collaboration with project consultants.

Construction Administration
During construction, MTA provides ongoing oversight through regular site visits. This role includes representing the client and verifying that the work aligns with the approved architectural documents and design intent.
